Downtown office and retail space are at a premium, with office space vacancy rates currently at six percent, and rental rates at an average of $29/$30 per sq ft. A number of new condo and apartment development projects have been underway, and when completed will add more than 200 new units to the Fort Worth downtown district. Prime examples are the 34-story Omni hotel/residence project.

Currently, the hotel is scheduled for completion by year end, 2008. Eighty-nine upscale condominium units atop the structure are scheduled for availability early next year. Renovation of City Place into hi-rise condos and the Texas and Pacific railroad terminal into up-scale lofts are further examples of continued construction due to high demand for business and residential space downtown.
