San Clemente, which is located between Los Angeles and San Diego, consists of 15 square miles of beautiful coastline. Often referred to as the “Spanish Village by the Sea,” San Clemente is a town with a Spanish flair, as is evident in the white stucco walls and tile roofs of many of the homes found here.

San Clemente was founded in 1925 and now, nearly 90 years later, this town is still dynamic and quite vibrant. In fact, a number of new business and residential developments are expected to enter the community over the next 20 years.

The historical buildings of San Clemente are renowned, as are the museums of the Heritage of San Clemente and the Historical Society Museum. In addition to its beautiful and historical surroundings, San Clemente is also famous for its outstanding climate. In particular, this Orange County coastal community boasts a whopping 342 days of sunshine each year! The annual, average temperature is a mild 70 degrees.

San Clemente Homes for Sale

There are nine, distinct communities within San Clemente, which include: San Clemente Central, San Clemente Southwest, San Clemente Southeast, San Clemente North, the Coast District, Forster Ranch, Marblehead, Rancho San Clemente and Talgea.

San Clemente Central features the beautiful San Clemente pier and a lovely downtown area. There are a number of condo homes in this community.

San Clemente North features a nice variety of single-family homes and condominium properties. There are many condos with oceanfront locations, and many of the homes found here were built in the 1920s. Two of the most popular communities in this area of San Clemente are Shorecliffs, a beach community and Sea Pointe Estates, an exclusive, gated community.

Southwest San Clemente includes the popular neighborhood of Riviera Beach, and many of the homes here are of the single-family variety. There are many newer custom homes found here, as well as homes built in the 1920s (referred to “Ole Hanson”).

San Clemente Southeast features the neighborhoods of Mariners Point and Sea Ridge Estates, both of which consist of estate homes on large lots. Many of the homes here have fantastic ocean views.

Rancho San Clemente features a wide variety of homes and affordable real estate prices. Vista Pacifica in this neighborhood, for example, features affordable condo homes.

Forster Ranch features a wide variety of real estate; everything from starter homes to million-dollar estates in El Encanto and Cantomar. Marblehead and Rancho San Clemente are also communities offering affordable real estate.

Talgea is a large community with a wide variety of condos and single-family homes. This Orange County community features over 40 neighborhoods.
